We believe in clear, upfront pricing with no hidden charges. Below you'll find a full breakdown of our fees for both landlords and tenants.
For Landlords
Landlord Fees
All fees are stated inclusive of all charges. Fees are charged as a percentage of the monthly rent or as a fixed fee where stated.
Tenant Find Only
One month's rentIncludes marketing, accompanied viewings, tenant referencing and credit checks, tenancy agreement preparation, and collection of first month's rent and deposit.
Rent Collection
8% of monthly rentEverything in Tenant Find, plus monthly rent collection and arrears chasing on your behalf.
Full Management
12% of monthly rentOur most comprehensive service. Includes tenant find, rent collection, property inspections, maintenance coordination, and end-of-tenancy management.
Renewal Fee
£120Charged when an existing tenancy is renewed for a further fixed term.
Additional Property Inspection
£60Additional mid-tenancy inspection beyond those included in the management package.
Deposit Registration
IncludedRegistration of the tenancy deposit with a government-approved deposit protection scheme (DPS).
Rent
As agreedThe monthly rent as set out in your tenancy agreement.
Tenancy Deposit
Up to 5 weeks' rentHeld and protected with a government-approved deposit protection scheme for the duration of your tenancy.
Holding Deposit
Up to 1 week's rentPaid to reserve a property while referencing is completed. Refunded or offset against your first month's rent on move-in.
Late Rent Payment
3% above Bank of England base rateInterest charged on rent outstanding for more than 14 days, in accordance with the Tenant Fees Act 2019.
Lost Key / Security Device
Reasonable costCharged at the reasonable cost of replacement where the tenant is responsible for the loss.
Variation of Contract
£50Charged where a tenant requests a change to the tenancy agreement during the tenancy, at the landlord's agreement.
